Neighbourhood N° 01

Redland

The classic Bristol student postcode. Wide Victorian streets, tall bay-fronted terraces, and the top of Gloucester Road four minutes away in any direction.

Redland works because it's genuinely walkable: a fifteen-minute stroll gets you to the University of Bristol precinct, ten minutes gets you to independent cafés and pubs on Gloucester Road, and Redland Green sits at the middle of it all for a run or a summer sit-down.

It's the most-requested area in the portfolio, and the four houses here tend to let earliest.

Neighbourhood N° 02

Cotham

A step up the hill from the University precinct — quieter streets, Georgian and early Victorian terraces, generous ceilings, more character to the square metre than any other area on the list.

Cotham suits students who want to be close enough to campus to walk in eight minutes but far enough from the Gloucester Road party trade to actually study. The Cotham brow itself is genuinely handsome, and the houses on it are among the biggest in the portfolio.

Neighbourhood N° 03

Bishopston

North of Redland, and better value for the same period stock. Bishopston runs along the top end of Gloucester Road — closer to the independent food end than the pub-crawl end — and holds some of the largest gardens in the portfolio.

Cycling to either the University of Bristol or UWE Frenchay is straightforward from here, and the number 73 bus does the rest. A good pick for groups who care more about house size and less about being ten steps from Beacon.

Neighbourhood N° 04

Ashley Down & St Andrews

The quieter siblings of Redland and Bishopston, pressed up against Horfield Common and the Downs. Bigger houses, quieter streets, more parking, and a proper high street just up the road at Horfield.

A short cycle in either direction gets you to campus. Popular with groups after their third year who've decided studying might, on balance, be worth doing somewhere with less foot traffic outside the window.
