LJ Wildy Property is an independently owned Bristol-based landlord and developer with a small, deliberately-sized portfolio of student homes. Two sister disciplines — development and investment — sit alongside.

Seven houses is on purpose. It's the number that can be run properly by the people who own them — the repairs answered directly, the tenants known by name, the standards actually maintained. It's small by design, and it stays small.

Small on purpose

Seven houses, all within a walkable arc of north Bristol. Small enough to be run properly. It's not going to be twenty next year.

Direct, not agented

The person you call is the person who owns the house. Repairs, questions and maintenance don't route through an agency inbox.

Standards, not tick-boxes

Annual gas safety, EPCs, HMO licensing where applicable, fire safety — the required things, plus a rolling refurbishment programme that keeps the houses looking like homes rather than shared boxes.

Fair contracts

Individual guarantor liability rather than joint and several. Bills included. Deposit protected. No hidden fees, no cleaning penalties dressed up as damages.

Held for the long term

The portfolio is owned, not flipped. Tenants renew if they want to. Houses get better each year rather than each set of tenants inheriting whatever the last group left behind.
